Q. Why Make Ready Manager?

A. Most property management software programs do not have an efficient way to handle the management of turn-over tasks for rental units. Many property managers have resorted to using whiteboards, paper spreadsheets or Excel spreadsheets for their Make Ready Board and let's face it, these methods simply aren't efficient. Make Ready Manager is designed to streamline the scheduling of your unit turnover, giving you at-a-glance information you need at your fingertips. It provides an easy and efficient way to communicate to your workers who have a smart phone, tablet, or computer. Make Ready Manager maintains history of your turns, has an import/integration to keep dates current and the video tutorials to help you learn it quickly.

Q. What types of properties will make Make Ready Manager work with?

A. Make Ready Manager can work with any property or unit type. The combination of Property Number and Unit Number is what Make Ready Manager considers the unique identifier for each unit. The combination of property ID and unit ID is what the program uses to identify each unit. If you turn units by the bed, each bedroom will need to have a unique unit ID associated with it.

Q. What devices are compatible with Make Ready Manager?

A. Make Ready Manager is a windows based program and must be downloaded on a windows device that has internet connection. Mac users have been able to running a parallel to make Window programs to work on their machine. the program itself is what a manager will use to manage all the units, workers and assigned tasks. The mobile task list app is a website that is connected to the Make Ready Manager program. The mobile task list website can be accessed by most smart phone and tablet browsers and it can be saved as a shortcut on the home screen for easy access.

Q. Does my IT department need to know anything about the program?

A. Make Ready Manager will run on any modern version of Microsoft Windows, such as Windows XP, Windows 7, or Windows 8. Make Ready Manager requires the Microsoft .NET Framework (version 2.0 or greater) to be installed on the user's computer. Most Windows computers come with the.NET Framework pre-installed. During installation, Make Ready Manager will attempt to detect the .NET Framework. If the .NET Framework is not installed, users will be prompted to download and install it. Because Make Ready Manager stores all data on cloud-based database servers, users are also required to have an active internet connection. All data communication between clients and servers is done using the same standard protocols used by web browsers. There are no other software, hardware, or networking requirements.

Q. Can Make Ready Manager integrate with my existing software program?

A. If you can export a tenant report containing your past, current, and future tenants’ unit and lease information, Make Ready Manager has smart integration logic that correctly imports your unit information. Once this is done for the first time it is a one to two minute process that saves a lot of time and reduces mistakes.

Q. What if I cannot export a tenant report as recommended in the integration process?

A. If you are not able to include past, current, and future tenants in an exported report, we recommend you create a unit list spreadsheet with lease expiration and future move-in dates and import that info into Make Ready Manager. You can do this process periodically to keep your date fields updated or you can always update the date fields manually in Make Ready Manager. You probably have been doing one of these methods with your current make-ready process already.

Q. I have different properties managed by different people. How will this work for us?

A. If you have multiple property locations managed by different offices/people and you may have different vendors/workers for each location, we suggest that you set up a separate database for each location. We will provide you a license for each database but you will only be charged based on your total number of units. We can provide the pricing this way only if one source of payment is made. For example, if you have 1000 units in three different locations, you can be given three licenses and pay one monthly price for those 1000 units.

Q. What are the Cloud Technology benefits?

A. You have access to your database 24/7 from anywhere you have internet connect. Do you work from home, at a sporting event, coffee shop or at one of your apartment communities?

Q. What does the Task List Phone App provide?

A. You can give any of your vendors or employees a username which they can use to access their task assignments. They do not need to be sent an email or a printed report with their list. They can access their task list from a smartphone or tablet. They can mark their tasks as completed which updates your cloud database. They can also enter notes as to what they did. All this saves a huge amount of time on the manager and on the worker.

Q. Would you explain the payment options?

A. Our service is provided on a month-to-month basis and you can terminate your monthly or prepaid subscription any time. If you do not need the service year round, such as with student rentals, you have the option to pay the seasonal pricing for six months, have your data stored for the off-season for six months, reactivate your subscription again for another six months and continue this pattern of using the program only when you need it.
